The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the total livable space, of your home. These services are useful and sometimes essential when disputing property taxes or selling a property. How does a home measurement or floorplan service work?During a home measurement service, a certified appraiser measures your home or property with a measuring tool — generally a tape measure or laser measuring device. As they walk the property, they observe the layout of the rooms and other features, like stairs, entryways, and fireplaces. They may draw a rough sketch of the property. Then, the appraiser writes up a report and a more detailed sketch showing the total area of the home and the overall layout. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more. When are floorplan services required?Challenging real estate taxesTax records often reflect incorrect area of a property because the values can come from several sources, and occasionally go unproven — meaning you may be paying for more space than you own! Unless a certified appraiser has recently completed a valuation on your property (after any renovation that might have affected square footage), you'll need an appraiser to perform a measurement service before attempting to challenge your taxes. An appraiser will determine an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your house is worth. Marketing a listingA floorplan service can secure a fair price for your house. Square footage is one of the most important factors potential buyers look for when purchasing a house — but since square footage values are frequently estimated rather than accurately measured, your property listing may reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially decrease the price of your property as well as the number of interested buyers. The only dependable method of using an accurate GLA when listing your property is to reference a recent appraisal or measurement service carried out by an appraiser (after any renovation that may have affected square footage). Material for agentsTo ensure that your client's property closes at a price that appropriately reflects market value, we recommend asking for a floorplan service for the property. Clients, and potential buyers, will be grateful for your scrupulousness, and you can be confident in knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be an excellent marketing tool for getting potential buyers interested because they can review the layout and characteristics of the home before and after touring.
